Thinking about a move to the Tehachapi area? Whether you are coming from Los Angeles, Bakersfield, or across the valley, we make the move simple. Tell us what you are looking for and we will do the legwork.
Why people move here
Tehachapi sits at 4,000 feet in the southern Sierra Nevada, offering four seasons, clean air, and mountain living within reach of Bakersfield, Lancaster, and the greater Los Angeles area. Living in Tehachapi means trading valley heat and city density for a four-season mountain town with space, scenery, and a real sense of community.
Compared to coastal California, Tehachapi offers significantly lower home prices. Homes in town start in the mid-$200s. Properties on acreage in Bear Valley Springs and Stallion Springs range from the $300s to over $700,000. For remote workers, retirees, and families looking for more space, Tehachapi delivers real value, and you get more space and land for your money than in coastal California.
Tehachapi gets snow in winter, wildflowers in spring, warm summers, and crisp fall color. The elevation keeps temperatures 10 to 15 degrees cooler than the valley floor. Summers are warm but milder than Bakersfield, falls are crisp, and winters bring cold nights and some snow, especially at higher elevations.
The city of Tehachapi has a population around 12,000, with roughly 35,000 across the greater Tehachapi area. The downtown district hosts local shops, restaurants, and events like the Tehachapi Mountain Festival and Apple Festival. Neighbors know each other. The area is known for the engineering marvel of the Tehachapi Loop, the wind turbines that line the ridges, and a walkable historic downtown.
Outdoor recreation is a big part of life here. Residents enjoy Tehachapi Mountain Park, Brite Lake for fishing and boating, hiking and trails, and golf. Hiking, mountain biking, horseback riding, fishing, and OHV trails are all within minutes.
An honest word, from the pros and cons: Tehachapi is a small town, so big-city shopping, dining, and some medical services mean a drive, often to Bakersfield. Winter brings snow at elevation, and some areas are windy. Rural and mountain properties come with realities like wells, septic, and winter road access. None of these are dealbreakers for most residents, but they are worth knowing. Adventist Health Tehachapi Valley provides local hospital and emergency services, with additional medical centers in Bakersfield.
Neighborhoods
The greater Tehachapi area is really a collection of distinct communities, and choosing among them comes down to the lifestyle you want: in-town convenience, a gated resort community, ranch acreage, or a quiet mountain retreat. There is no single best neighborhood; it depends on your goals, your commute, your budget, and whether you want amenities or acreage.
- In-town Tehachapi — Walkable to downtown, close to schools, homes from the mid-$200s. The City of Tehachapi offers the most convenience: established neighborhoods, walkable downtown, schools, shopping, and services close at hand. Best for families and those who want a true small-town base.
- Bear Valley Springs — A semi-private, gated community on 25,000 acres with golf, equestrian facilities, lakes, and trails. The area’s premier gated community, with a staffed entry, golf, two lakes, a large equestrian center, and an extensive private trail system. A favorite for buyers who want amenities, security, and acreage.
- Stallion Springs — An open, non-gated community with its own community services district, police, a community center, parks, and trails. It blends rural space with organized community services.
- Golden Hills — An unincorporated area west of town, served by its own community services district. A more affordable entry point, close to Highway 58, and a convenient, established area close to Tehachapi.
- Cummings Valley — The agricultural heart of the area, with ranches, vineyards, and acreage. It is the gateway to Stallion Springs and Bear Valley Springs.
- Mountain communities — For higher-elevation living with space and privacy, look at forested Alpine Forest, the open rolling foothills of Mountain Meadows, and the oak-studded custom homes of Country Oaks. These offer acreage and quiet, with rural realities like wells and winter access to understand.
- Rural and outlying areas — Sand Canyon offers ranchettes where the mountains meet the desert, Hart Flat is a small rural community along Highway 58, and Keene sits in the foothills toward Bakersfield. Farther out, Mojave and California City open onto the high desert.
Schools
The Tehachapi Unified School District (TUSD) serves the City of Tehachapi and surrounding areas, including Golden Hills, Bear Valley Springs, Stallion Springs, Cummings Valley, Mountain Meadows, Alpine Forest, Sand Canyon, Hart Flat, and Keene. The district office is in Tehachapi.
TUSD’s schools include three elementary schools — Cummings Valley Elementary, Golden Hills Elementary, and Tompkins Elementary — Jacobsen Middle School, and Tehachapi High School. The district also operates Monroe Continuation School, the Tehachapi Independent Learning Academy for independent study, and a Tehachapi Adult School.
Families also have private choices in the area, including Heritage Oak School, a classical Christian K-12 school founded in 1994, and Tehachapi Christian Academy. Independent study through the district’s learning academy is another path for families who want flexibility.
School quality is personal, and ratings change year to year, so check the California School Dashboard and the California Department of Education for official accountability data, and GreatSchools for parent reviews and ratings. Visiting a campus and talking to the school is worth more than any single score. Always confirm current boundaries and assignments with the district for a specific address. Note: Mojave and California City are served by the Mojave Unified School District, not Tehachapi Unified.
Coming from Los Angeles
Moving from Los Angeles to Tehachapi is one of the most common relocations we see, and for good reason. Buyers trade traffic and density for space, four real seasons, and a slower pace, while staying in Southern California’s broader region. Country Real Estate has guided Los Angeles and Southern California transplants since 1987.
The biggest draws are space and value: you can often get more home and land for your money than in Los Angeles, on parcels measured in acres rather than feet. Add a quiet, community-minded small town, mountain scenery, and four distinct seasons, and the appeal is clear.
Tehachapi is a mountain town at roughly 4,000 feet, so you get cool summers, crisp falls, and some snow in winter — a real change from Los Angeles. It is smaller and quieter, with a tight community and fewer big-city amenities. Many newcomers find that a feature, not a drawback.
Tehachapi sits along Highway 58 between Bakersfield and the high desert, about 35 minutes from Bakersfield via Highway 58 and roughly 90 minutes from Lancaster, with Bakersfield roughly a 40-minute drive west for its airport, shopping, and major medical centers, and the Antelope Valley to the southeast. Many residents work locally or remotely, while others commute to Bakersfield.
Newcomers from Los Angeles often weigh in-town convenience against acreage and mountain living. Compare the communities in Best Neighborhoods in Tehachapi, from gated Bear Valley Springs to rural Cummings Valley and the city of Tehachapi.
