Where things stand right now
Escrow is open with First American Title (Freed Smith), and things are moving. The buyer’s earnest money deposit is in, the preliminary title report is back, and inspections are getting underway. On your side, you’ve completed and returned your seller disclosures — thank you; just a couple of trust documents and the safety items are left. And we’ve formally started the loan-assumption process with your lender.
What’s next
Inspection & starting the loan handoff
The buyer’s home inspection is set for Thursday, Sep 17, and their review wraps up by September 27. On the loan, we’ve formally kicked off the handoff with your lender — they’ll confirm what’s needed, and we’ll keep it moving from there. Nothing on your plate for this part; we’ve got it.
What we need from you
- Sign the amendment Courtney sent — it simply fixes the timing of your release to match how the VA does it (they issue it right after closing, not before). Same price, same dates, same rent — nothing else changes, and you still can’t be made to close until the lender approves the buyer and commits in writing to release you. Questions? Call Courtney: (661) 972-3963.
- One call to Farmers about your insurance — your policy needs to switch to a landlord policy before Nov 1 (it renews Nov 10); one call handles both.
- Decide on the gardener — it’s your call whether to keep the service; just let me know either way so I can tell the buyer.
✓That’s the short list — the pieces only you can handle. Everything else is covered: the on-site items (safety, inspection access, eyes on the house) are ours; your association dues are squared up through escrow at closing, paid from your proceeds; registering as a renter is the buyer’s job, not yours; and First American will reach out to you directly with your trust paperwork, copying me — just watch for their message.
The one big milestone we’re driving toward
Your release from the VA loan
Because the buyer is assuming your VA loan rather than getting a new one, we don’t close until two things arrive in writing: the lender’s approval of the buyer as the new borrower, and your full release of liability — freeing you from the loan entirely. That release is a real win for you, and it’s exactly what we’re working to lock in — Courtney has just sent you a short amendment to sign that locks that release into the right order.
Where it stands now: we’ve formally started the process with your lender and we’re driving it. An assumption doesn’t happen overnight — the lender works on its own schedule — but it’s in motion and we’re on top of every step.
Because an assumption runs on the lender’s schedule, we don’t pin a single close date — but we’re pushing to close as soon as they clear it, well before the March 2027 backstop your contract builds in as a safety cushion.
